Reserve Price (DLC Rates) of Land at Prime Locations of Jaipur

Reserve price, circle rate or DLC rate is the minimum rate of the land of particular location on which state government levied stamp duty to register the ownership of same.

The reserve price of any land depends on many factors as per the use of that land and road width on which it is situated.

In terms of land use we have Agriculture Land, Commercial land, Industrial land and Residential land.
The reserve price of agriculture land also depends on the neighborhood from the city. If this land is situated nearby the city the reserve price or DLC rate will be more and it is far away from urban area that will be less, it is also a factor that; is this land situated on main expressway or on link road ?

If we talk about the commercial property generally we consider a property commercial which is situated on more than 60 feet road in city area, because the use of such property might be for showroom, hotel, Petrol Pump, shopping mall, offices and other commercial activities. Hence the reserve price of such lands is more.
In residential category we have less Reserve price because government wants to encourage livelihood. Government also allot residential plot to owners for ensuring the house for everybody in city areas.

Jaipur Development Authority and Rajasthan Housing Board are the bodies committed for such allotments on affordable prices to public. 
Industrial land is also major constraint in front of government to ensure the industrial development in state. Hence the reserve prices of such types of land is also very low; RIICO is committed to develop and encourage such industries by allotting them land on cheap rates.
